Subdivision of 4.2 acres of undeveloped land on the west side of Bonnie Cove Avenue, where it meets Interstate 210 in order to create a development of 31 detached, two-story residential condominium homes, along with supporting community infrastructure, landscaping, lighting and common areas.
The following discretionary approvals will be considered:
General Plan Amendment to change the General Plan land use designation from Low Density Residential to Medium Density Residential.
Zone Change from E-6 Single-Family Estate to Planned Development.
Development Plan Review for the approval of the project’s development plans.
Tentative Tract Map No. 74990 to create a residential condominium subdivision that establishes exclusive private areas and common area and defines ownerships that can be acquired and sold by future homeowners.
Public Hearings and Environmental:
This project was previously notified for public hearing meetings in 2017 before the City of Glendora Planning Commission, however the applicant requested the item be continued to a date uncertain while the environmental documentation was completed and project plans revised.
UPDATE: Project plans have been revised and with assistance from the City’s environmental consultant (Michael Baker International), the City completed an Initial Study on the project in accordance with the California Environmental Quality Act (CEQA). The Draft Initial Study concluded that the project will not have a significant effect on the environment with inclusion of mitigation measures and a Draft Mitigated Negative Declaration (“MND”) has been prepared. The public review period for the CEQA Initial Study and Draft MND commenced on November 1, 2019 and will conclude on November 20, 2019.
The Planning Commission will hold a public hearing on Tuesday, December 3, 2019 (7:00 pm City Council Chambers, 116 E. Foothill Boulevard, Glendora) to receive and consider all evidence and reports relating to the application/project. The Planning Commission is an advisory body on this matter and will make a recommendation to the City Council. A hearing before the City Council will be conducted at a later date.
